HDB

Sell, upgrade or stay — what’s your best next move?

Your HDB may be your biggest asset, but the next move isn’t always obvious.

Should you sell now? Upgrade to a private property? Right-size? Or would you actually be better off staying where you are?

Before making the move, let’s work out the numbers and understand your options first.

Where are you now?

Start from your situation, not a listing.

Thinking of upgrading?

Find out what you can comfortably afford after selling your HDB — before you start viewing properties.

Planning to sell?

Understand your home’s market position, likely sale proceeds and how the sale fits into your next move.

MOP approaching?

Reaching MOP gives you more options, but that doesn’t automatically mean you should sell. Let’s compare the possibilities first.

Not sure whether to move?

Sometimes staying put is the better decision. We can work through the numbers before you decide.

Know your numbers first

Before we look at property, we work this out.

A higher-priced property isn’t necessarily a better move.

I start by understanding your current position so you know what is possible, comfortable and financially sensible.

01

What will I have after selling?

We work out your estimated sale proceeds after your outstanding loan, CPF refund and selling costs.

02

How much can I comfortably afford?

We look at your available cash, CPF, income and loan eligibility — not simply the maximum the bank may lend you.

03

Should I sell first or buy first?

We compare both routes, including timeline, cash flow, ABSD implications and whether temporary accommodation may be required.

04

What should I buy next?

Only after the numbers are clear do we assess the options — whether that means another HDB, an EC, a resale condo or a new launch.

The right move isn’t always to upgrade

Sometimes, staying is the better decision.

I don’t believe every HDB owner needs to upgrade to private property.

Your age, income, CPF and cash position, family needs, existing home and longer-term plans all matter.

The goal isn’t simply to own a more expensive property. It’s to make a property move that leaves you in a better position — financially and personally.

Real client result

Sold in two weeks. The price still has not been matched.

A 5-room AMK point-block owner came to me after comparable units had been sitting on the market for months.

Instead of simply putting up another listing, I looked at the competing units, positioning and pricing strategy before bringing the property to market.

The result: sold within two weeks — at a price that has yet to be matched.
